It’s the question almost every client asks us before anything else.
Should I renovate what I’ve got, or knock it down and start again?
There’s no universal answer. But there is a wrong way to make the decision, and a right one. The wrong way is deciding on gut feel, or on whatever the first builder through the door tells you. The right way starts with an honest look at what you’re actually working with.
A lot of renovate-or-rebuild advice online is written for anywhere. It doesn’t hold up out here.
Older homes on the Bellarine Peninsula, Barwon Heads, Ocean Grove, Point Lonsdale, Queenscliff, often sit on blocks with real character: mature trees, established gardens, a position you couldn’t buy again if you tried. That’s usually the strongest argument for renovating. But the homes themselves are often 1970s-80s builds never designed for how people actually want to live now, low ceilings, closed-off kitchens, single-glazed windows facing the wrong way for the light and the wind.
So the real question isn’t “renovate or rebuild.” It’s this: is the bones of this house worth building around, or is the block doing all the work?
Our recently completed project in Queenscliff is a bespoke architectural home, built for exactly this call, a genuine rebuild, made for the right reasons.
The original house on the block was an old relocatable holiday home, oriented in a way that didn’t suit the site. Once our client got into the design process with PER Architects, it was clear a renovation wouldn’t get them what they needed, and it wouldn’t have saved them anything either. So we arranged for the old house to be relocated, giving it a second life as someone else’s home, and built new.
What didn’t change was our approach. Every material decision, the timber, the fixings, the finishes, gets chosen the way Lachlan chooses it on every build: for how it will age on this coast, not just how it looks on handover day. That’s true whether we’re building from a fresh slab or working within existing walls.
Renovate or rebuild isn’t a decision you make once, early, and forget. It’s a decision worth making with someone who’ll tell you the truth about your specific block, your specific house, and your specific budget, not a generic answer that suits every home on the Bellarine the same way.
