Let’s talk real numbers, because you deserve a straight answer.

If you’ve spent any time Googling “how much does it cost to build a custom home,” you’ve probably landed on articles that say “it depends” and then leave you more confused than when you started. So let’s do something different. Let’s actually talk about it.

Because here’s the thing: you’re not just building a house. You’re building the house. The one you’ve been sketching in your head for years. The one that faces the right direction, has the kitchen you actually cook in, and feels like you from the moment you walk through the door. And before you can do any of that, you need to know what you’re working with.

The Short Version (If You’re Skimming)

For a genuinely custom, architecturally designed home on the Surf Coast or Bellarine Peninsula, you’re generally looking at:

  • $3,000–$4,500+ per square metre for a quality custom build
  • $1M–$1.5M for a well-specified 300–400m² architectural home
  • Plus land, landscaping, permits, and professional fees on top of that

If you’re seeing quotes well below $3,000/m², it’s worth asking exactly what’s included, because on the Surf Coast, the details matter.

Why “Per Square Metre” Is Only Half the Story

Cost per square metre is a useful starting point, but it can also be misleading. Two homes that are both 350m² can vary by $300,000 or more in build cost depending on specification. Here’s what actually drives price on a coastal custom build.

Site Conditions

Building on the Surf Coast isn’t like building on a flat suburban block. Coastal blocks often come with BAL (Bushfire Attack Level) requirements, reactive soil classifications, slope considerations, and strict council overlays, particularly around the Surf Coast Shire. These aren’t extras; they’re the reality of building here, and they need to be costed in from day one.

Finishes and Fixtures

There’s a significant difference between a builder’s standard range and a fully specified custom home. Custom joinery, engineered timber floors, stone benchtops, feature ceilings, bespoke staircases – these are the details that make your home yours, and they also move the number.

Structural Complexity

Open-plan living, raked ceilings, large glazing panels, indoor-outdoor flow, all beautiful, all structurally more involved than a standard box. A home designed to capture ocean views or work with a sloping block will cost more to build than the same footprint on a flat site. That’s not a problem; it’s just the truth.

Energy Requirements

Since 2023, new homes in Victoria need to meet 7-star NCC energy ratings. That’s a good thing for livability and running costs, but it adds roughly $8,000–$15,000 to the build cost compared to pre-2023 homes. A good builder will design this in intelligently rather than bolting it on at the end.

The Surf Coast Premium – And Why It’s Worth It

Building on the Surf Coast does cost more than building in suburban Geelong. Land is more expensive, coastal construction requirements add complexity, and the finish that suits a coastal home is inherently higher-spec.

But here’s the flip side: homes built well in this region hold extraordinary long-term value. Torquay, Jan Juc, Anglesea, Aireys Inlet, Barwon Heads, Ocean Grove- these are among the most sought-after addresses in regional Victoria. A home that’s built to last, designed with intention, and finished with quality craftsmanship isn’t just a place to live. It’s an asset.

The builders who cut corners to come in cheaper rarely save you money in the long run.

How to Use This Information

If you’re in the early stages of planning a custom build on the Surf Coast, here’s what we’d suggest.

  1. Get your working drawings done first. You’ll get far more accurate quotes with a set of drawings than without them. “Ballpark” figures without drawings are just guesses.
  2. Budget for the full picture. Land + build + extras + holding costs (because builds take time). Know the whole number before you commit to anything.
  3. Ask builders the right questions. Not just “how much?” but “what’s included, what’s excluded, and how do you handle variations?” The answers will tell you a lot.
  4. Choose local expertise. A builder who knows the Surf Coast, who has built here, who understands the council, the soil, the coastal conditions, is worth more than a cheaper quote from someone who doesn’t.
